Bed and breakfasts and guest houses for sale in Provence-Alpes-Côte d'Azur
A guesthouse is both a place to live and a business: you're buying the building, a location, and often an existing clientele. Here's what you need to know to buy or sell in the Provence-Alpes-Côte d'Azur (PACA) region.
Bed and breakfasts: a specific setting
According to regulations, bed and breakfasts are furnished rooms in a private home, limited to five rooms and fifteen people, including breakfast. The business must be registered with the local town hall. Beyond that, it falls under a different category (hotel, establishment open to the public), with different obligations.
When offered, a communal meal follows its own set of rules (a single meal served at the family table with the guests). These points are important to consider when buying: a property operated beyond these limits does not have the same value or the same constraints.
What makes a guesthouse valuable?
The location (view, quiet, proximity to a village or tourist site), the number of bedrooms with private bathrooms, the quality of the outdoor areas (swimming pool, terraces, garden), separate accommodation for the owners and, when business is booming, the booking history and customer reviews.
A guesthouse often sells better when it's already operating: the buyer sees figures, reviews, and a full calendar. I can help you prepare these elements before putting it on the market.
